The validity period of an Electrical Installation Condition Report (EICR) depends on the type of property, how it is used and any recommendations made within the report.

In general:

Rented residential properties – an EICR is typically valid for up to five years, unless the report specifies a shorter interval

Owner-occupied domestic properties – often recommended at ten-year intervals, subject to the condition of the installation

Commercial and public-sector premises – inspection intervals are determined by risk, usage and guidance, commonly three to five years

The inspector may recommend a shorter re-inspection period based on the condition of the installation, environmental factors or the nature of the premises. Where this is stated, the recommended interval should always be followed.

It is the responsibility of the duty holder (such as the landlord, owner or managing organisation) to ensure that EICRs are kept up to date and renewed within the required timescales.
